Maple Manor is smoke-free and is comprised of forty (40) single-level, one-bedroom apartments. Each apartment has its own entrance, a small porch, and parking in close proximity to the apartment.  Maple Manor is an independent living community, although many residents elect to contract privately with local visiting nursing services for added in-home supports. When that added service is needed, tenants or their physician, family members, caseworkers or friends make arrangements for the service.

Maple Manor contracts with U.S. Department of Housing & Urban Development (HUD) to provide subsidized rents for eligible applicants. Subsidy is available for all 40 units.

Eligibility is based on adjusted income, which must fall in one of the three categories below:

This includes all sources of income. The only portion of any asset (savings account, certificate of deposit, etc.) that is considered is the income the asset earns annually.

 

Applicants must meet additional eligibility criteria which includes:

  • 62 years of age or older, handicapped, or disabled
  • Legally able to enter into a contract lease agreement

Rental amount: Tenant rents are set at thirty percent of the tenant’s adjusted income, and are recalculated annually. Many personal medical expenses (over and above insurance covered costs) are allowable deductions from a tenant’s gross income. When a tenant moves into Maple Manor they are required to pay one month’s rent (tenant portion) as well as a security deposit totaling one month's (tenant portion) rent.  Thereafter rent is due on the first day of each month, for that month.

Other services paid by Maple Manor: Heat (electric thermostat in bathroom and bedroom with propane in other rooms), gas hot water, electricity, water and sewer, trash removal, normal maintenance and repair, painting, kitchen appliances, and snow removal are provided at no cost to tenants.   Window shades and curtain rods are supplied at move-in.  In other instances, tenants are asked to replace window shades if needed.

Emergencies: An emergency pull cord system is located in each unit, with pull cords in the bedroom and bathroom for use in case of emergency.   Tenants are encouraged to dial “911” if they have a medical emergency or in case of fire.  Maple Manor’s maintenance staff carries an emergency pager for after-hours emergencies that are related to maintenance issues.

On-Site Staff: Maple Manor has two on-site staff.  The Site Manager works Monday through Friday from 8:30 am – 4:30 pm.  In addition, a part-time maintenance person is available several days each week.

Maintenance: When repairs are needed, tenants are asked to contact the Site Manager, who will complete a work order to schedule the repair.   There is also an answering machine in the Site Manager’s office so tenants may leave messages regarding routine maintenance needs that are not emergent when the office is closed.   If a maintenance issue is emergent, the maintenance person carries an emergency pager for after-hours emergencies.

Items not included: Tenants are responsible for cleaning their apartment, for all furnishings (other than appliances), telephone and cable television costs, and for maintaining the carpeting.  They are also responsible for light bulbs in permanent fixtures (60-watt maximum), and for any tenant homeowner insurance, they wish to purchase for their private possessions.

Unit Size: Each one-bedroom unit is approximately 654 square feet and consists of four rooms, a bathroom, and utility storage room, as well as a coat closet, bedroom closet and linen closet. The bedroom will accommodate one double bed or two twin size beds. There are six (6) units to each of the seven (7), one-story buildings in this complex with the exception of the D building. This building houses the Site Manager’s office, the Community Room, the mailboxes, laundry facilities plus four accessible barrier-free apartments. Each unit has two entrances – a trance and a rear entrance and is on the ground level. Due to the contour of the land, some units have one or two entrance steps to the front porch entry area. The Community Room and Site Manager’s office are accessible and barrier free. Additional reasonable modifications may be made (with prior approval from management) to a tenant’s unit to accommodate their individual needs.

General Waiting List/Application Process: Maple Manor has a waiting list.  To have your name added to the waiting list, please contact the Site Manager, as a pre-application form must be completed by you. Once on the waiting list, you will receive additional information about waiting list procedures. You will also receive information outlining Local Preferences that (if you are eligible for) could allow your name to be placed at the top of the waiting list.  Finally, you will be asked to give Maple Manor permission to allow us to verify your resources.  The Site Manager is available to help complete these forms, if needed.   The Waiting List may be closed from time to time when it is determined that there may be more than a two-year wait.

Amenities: In addition to a large community room that is open daily for tenant use, Maple Manor has a gazebo that is used by residents during warmer months.  The gazebo is lighted and has a gas grill.  Maple Manor also has on-site laundry facilities available just off the community room.  Nursing and social work consultations are provided free of charge to residents and blood pressure clinics are held monthly.  Public transportation service provides several stops each weekday at Maple Manor allowing residents easy access to shopping, medical appointments, and other local businesses.

Pets: Maple Manor does allow tenants to keep small pets in their apartments.  There is a $200.00 added security deposit when a resident has a pet.  Specific information on pets is available in the Pet Rules attachment to the lease.

Rules: Tenant responsibilities are outlined in the lease and its attachments (house rules and pet rules).   Tenants are asked to notify the Site Manager of any needed repairs to their apartment.

Other: A tenant’s rent is re-evaluated annually. This process is completed with the Site Manager, according to federal regulations, state and local laws.   Tenants are given a minimum 30-day notice of any change in rent.  Notices concerning upcoming events or other information are posted on the Community Room bulletin board or distributed to tenants individually.
